How do you decide what to charge for rent?
We pull eastern-LA comps within 0.5 miles of the unit, look at the last 60 days of leased deals (not just listings), and price to lease in two weeks rather than chase the absolute top of market. A vacant unit at $50 too high loses more than it gains.
What does Atlas charge owners?
Flat 8% of collected rent — no setup fee, no markup on Eastside Trades invoices, and no leasing fee on renewals. Placement-only is a flat $1,200. Month-to-month, cancel any time with 30 days’ notice.
How long do your units sit vacant?
Average time on market across our portfolio is 14 days. The LA County average for 1-bedrooms is 32. We get there by listing with full requirements upfront — qualified renters self-select, unqualified ones don’t waste anyone’s time.
What does it take to qualify as a renter?
650+ credit on the primary applicant, 2.5× rent in gross income, two years of rental history, and a clean 7-year eviction record. Co-signers accepted down to 580 credit when the co-signer is 720+ and 4× income. The full block is published a few sections up.
What happens if a tenant stops paying rent?
Day 6 we send a 3-day pay-or-quit, properly served per Civil Code. We try mediation first — sometimes it’s a one-time hardship and a payment plan works. If unlawful detainer is unavoidable we coordinate with our LA-based housing attorney and keep you updated weekly.
What’s the pet policy, including ESAs?
38 of our 47 units accept pets at a flat $35/month — no per-pet stacking, no breed restrictions, no weight limits. ESAs and service animals aren’t pets under federal Fair Housing law: no fee, no building restrictions, with HUD-standard documentation.
