Monthly statements, year-end 1099s, IRS-ready tax package each January, and a live owner portal with statements, leases, and work orders.

Fair-housing-trained team, Civil Code-compliant notices, AB 1482 rent-cap tracking, and Section 8 voucher coordination on properties where owners want them.

    We tour the unit, pull eastern-LA comps within a half mile, and send a written rent estimate plus a positioning memo — usually within one business day.

    Sign + setup

    Month-to-month management agreement, owner portal access, and any pre-listing prep we recommended (paint, deep clean, photo shoot).

    Market + screen

    Listing live, full transparency on requirements, showings by appointment. Average time on market in our portfolio is 14 days.

    Lease + manage

    Move-in inspection with photos, rent collection on auto, ongoing maintenance, and monthly statements you can actually read.

Flat 8%. No leasing fee on renewals.
