What we need
Listed upfront so you can decide before paying the application fee.
- Credit score 650+ Primary applicant must be 650 or above. Co-signers accepted down to 580 with proof of relationship + 720+ co-signer credit.
- Income 2.5x rent Combined gross monthly income at or above 2.5× the listed rent. Recent two pay stubs OR offer letter for new jobs.
- Two years rental history Past 24 months of addresses + landlord contact info. First-time renters welcome with a co-signer.
- No prior evictions 7-year lookback. Filings dismissed in your favor are fine — we only look at judgments.
- Photo ID Driver's license, passport, or state-issued ID. Match to applicant name.
- Application fee $50 per adult applicant. Refunded if we deny without reviewing the full application.

Common questions
Can I apply if my credit is below 650?
Yes, with a qualified co-signer (720+ credit, 4× rent income). Or document recent credit improvement and we may approve outside the standard.
Are pets allowed?
38 of our 47 units allow pets — listed on each property page. Flat $35/month pet rent, no per-pet stacking, no breed restrictions, no weight limits.
Do you accept Section 8 vouchers?
Yes. California state law requires equal consideration of voucher holders, and we comply. Email leasing@atlasresidential.example before applying so we can coordinate inspection scheduling.
How long are leases?
Standard 12-month leases. We sometimes offer 18-month leases at a small discount for residents who want to lock in rent.
What if I'm denied?
We'll tell you the specific reason in writing within 48 hours, per California adverse-action requirements. If we declined without fully reviewing your application, we refund the fee.
